A holding deposit of £150 is taken to reserve an apartment for you whilst we complete your application. Upon receipt of your holding deposit, we will send you the relevant forms and request payment of the £500 tenancy deposit. (please refer to the Terms on our website for further details).
No. Iconinc is student accommodation and proof of study is required before signing for a room.
Each tenant needs to complete an application form and provide us with photo ID, return the guarantor forms and additional supporting documents, complete a Direct Debit mandate and pay the holding deposit, tenancy deposit and rent. Once this process is complete, we can issue keys to you on the day your tenancy starts.
All cancellations must be notified in writing to IconInc – verbal cancellations will not be warranted. Cancellations will only be valid when in receipt of written cancellation consent from IconInc. We suggest if you are unsure about exam results, receiving your visa or other condition on you attending University that you do not book until you are sure. If the Agreement is not completed for reasons within the landlord’s control, the £150 holding deposit will be refunded within 15 days of taking this payment. However, if it is determined that you have no right to rent / provide misleading or false information/ withdraw from the proposed agreement / fail to execute your application within 15 days, your £150 holding deposit will be forfeited. After signing your Agreement, you are contractually bound to the tenancy and you can only be released after finding a suitable replacement tenant who will take on the full rent liability
Yes, however if this does not follow through you will not receive a refund as per our refund policy terms and you will be liable for the rent until a new tenant is found as per the contract.

Yes, couples can rent an Elegance or Grande apartment for a 25% double-occupancy supplement on the base rent.
We are holding nothing back to provide you with the ultimate luxury experience in your apartment, and a deposit is required to cover any damage that may happen to expensive fixtures & fittings in your room during your stay at IconInc. This will be refunded within 30 days of check-out providing there are neither damages nor any outstanding fees.
Yes, we are happy to allow guests to stay over for a couple of nights but they will need to sign in with a member of staff at reception and guests will not be provided with their own key card. If you wish to share your apartment with a friend then please speak to a member of the IconInc team about double occupancy as couples can rent an Elegance or Grande apartment for a 25% double occupancy supplement on the base rent.
Replacing a lost key-card will cost £15. A new mailbox key is £5.
No, usage of the gym and cinema are included in your rent.
At Iconinc we take the security and safety of our tenants very seriously. We have full coverage of the building with CCTV cameras and, with 24-hour concierge, there is always a member of staff on-site. Key-cards are also required to get into the building, onto a corridor that leads to apartments, and of course to get into your room. Even other Iconinc tenants cannot get onto a corridor if their apartment is not attached to it.
Also provided: State of the art smoke/heat detectors with fire alarm and emergency lighting system. Regular water quality and pressure testing. Periodic testing of elevators, fire equipment and heating system.

To ensure health and safety regulations are maintained, we ask that tenants do not bring any furniture with them when they move-in and that any small electrical appliances are PAT-tested. Your rent is due on the 22nd of the month before your move-in date, then every three months from then. For example, if your move in date is July 1st then your first rent payment would be due on June 22nd, then September 22nd, December 22nd and finally March 22nd.
We have a concierge on site 24/7, so please report to them in the event of an emergency.
Every day we provide freshly baked pastries, cereal and toast, as well as spreads such as jams and honey. A choice of juice is also available, and on weekends we also set out bagels as a treat! Coffee, tea and other hot drinks are available 24/7.

If you require a landline telephone, we suggest you sign up for a VOIP service like Vonage which provides a landline number and works using the internet in your apartment.
